The Tenant Improvement activity type is used exclusively for first-time occupancy of a previously unoccupied space. The usual scenario that creates an existing commercial space that has never been occupied is the construction of a Shell Building.
Tenant Improvement projects involving a change of use from the originally declared use, and upon which the impact fees were collected, must also be approved by the planning department to submit building plans for Building Plan Review. This approval must come in the form of a planning referral sheet which clearly delineates this change of use. This approval should be in the form of a Planning Referral Sheet.
Fees and taxes required for commercial tenant improvements permits
Proof of payment is required for proposed uses which represent an increased sanitation flow compared to the existing use. An example of increase in flow is existing office to a restaurant, salon, dry cleaner, brewery or delicatessen.
